Ideally, the landlord and tenant have a written rental or lease agreement that establishes the rights and obligations of each party. Even if not, there are certain public policy requirements of each party.
For just a few examples of the duties of landlords is that they must provide tenants with a clean unit that is safe and equipped with smoke detectors. The heating, plumbing, and electrical systems must be kept in repair.
Tenants have the responsibility to pay their rent on time and maintain the unit in as good a condition as when they moved in. They must give adequate notice when planning on vacating the premises.
